When appropriate, we review existing conditions and identify likely permit, HOA, access, protection, utility, and design requirements.
The work is organized into inclusions, exclusions, quantities where known, allowances where needed, owner responsibilities, and assumptions that affect pricing.
Pricing is tied to the documented scope. Open selections and unresolved conditions remain visible instead of being hidden inside a lump sum.
Approvals, selections, long-lead materials, trade availability, site logistics, communication expectations, and the working schedule are confirmed before the start.
Vantes coordinates the field sequence, progress communication, quality checks, written changes, punch work, cleanup expectations, and final documentation.
Scope control
Changes are a normal part of remodeling. Unclear or undocumented changes are not.
When an owner request or discovered condition changes the contracted work, Vantes documents the reason, scope, cost, and anticipated schedule effect for approval before the changed work proceeds, except where immediate action is needed to protect life or property.
